Choosing a Home Inspector should also involve many of the same things.
How long has this inspector been in business? What type of training does he have? Who referred him to us? How does his price compare with others we have called? Does he offer warranties?
After 30 years as a General Contractor, I sold my business and decided to put those years of experience to work for home buyers. Nearly a year of training was put in before I inspected my first home, and now 8 years later I recently inspected my 1400th.
I work closely with several of the larger Mortgage Companies in Town and have a list of Realtors that refer me on a daily basis.

Why have a Home Inspection?
My inspection starts at the moment you hire me to be you inspector. I review the information from the assesors office and compare it to the actual house. I inspect the entire exterior, looking at windows, doors, siding , the roof edge, soffit and facia, Landscaping, as it affects the house structure. Sidewalks and patio’s. Unless the weather interferes , I will get up on the roof and physically inspect the roof covering, gutters, flashings, chimney, roof penetrations and venting. Walking the roof also gives me an idea if the roof structure is sound.
The interior is inspected for signs of structural integrity, along with wear on items such as carpets, damage to sheetrock , interior doors, ect.
Plumbing, electrical, heating and cooling systems are thoroughly inspected and an evaluation is given .
If your home has a crawlspace, I will be in it to inspect for structural soundness, insects, and issues with the plumbing and ventilation. A house on a slab foundation is inspected as thoroughly, but differently.
I will inspect the attic, looking at the structure and the insulation, Also checking for insects and critters.
I will operate the kitchen appliances and examine their installation .
You will have a Report that is easy to read and understand, that contains photos of deficiencies. I will share the report with your Realtor, with your permission, and discuss in detail my findings.
